What do you need to know about?

01How much does commercial snow removal cost in London, Ontario?

It depends on lot size and how many entrances and sidewalks need clearing. We work on seasonal contracts, so the number you get is what you budget for the whole winter. We quote after walking the property, quotes are free, and we pride ourselves on the best rates in the city.

02How quickly do you clear a commercial lot after a snowfall?

Commercial lots are typically cleared before opening hours. Equipment is staged before the storm lands and we return for clean-up passes during extended snowfall. You will know exactly where you sit on our route before you sign anything.

03What snowfall amount triggers a visit?

Most commercial agreements trigger at a set accumulation, and we set that with you based on your property and how busy it is. Entrances, ramps and sidewalks can run a lower trigger than the main lot when safety calls for it.

04How does the pricing work?

We work on seasonal contracts, so you get one predictable number to budget against no matter how bad the winter gets. No per storm invoices and no surprise line items in February. We price the best rate we can put on your lot and we back ourselves to beat what you are paying now.

05Do you provide salting and de-icing as well as plowing?

Yes. Salting, sanding and hand clearing of sidewalks, entrances, stairs and ramps can be bundled into a plowing agreement or booked separately. For most commercial sites this is the part that actually prevents claims. We order our salt ahead of the season, so a tight supply year does not become your problem.

06What types of commercial property do you plow?

Retail plazas, office buildings and business parks, industrial and warehouse yards, condominium and multi-residential properties, and institutional sites such as schools, churches and clinics.

07Do you haul snow off site?

Yes. When piles outgrow the lot we truck the snow off site so you do not lose parking stalls through the back half of winter.

08Do you do residential driveways?

Our focus is commercial, industrial and multi-residential property. If you are residential and looking for snow service, reach out and we will tell you honestly whether we can fit you in.

About us

Year round questions.

The things people ask no matter which service they called about.

01Are you licensed and insured?

Yes. London City Property Maintenance is licensed and fully insured, and we send a certificate of insurance to your property manager or insurer on request. Slip and fall exposure is the main reason to hire a real contractor and we are set up for it.

02What areas do you serve?

The City of London, Ontario and the immediate surrounding area, and nothing further. That is deliberate. Staying inside the city means our trucks are minutes from your lot when a storm hits. Just outside the limits? Ask anyway, if it is close we will usually make it work.

03How long have you been in business?

Since 2014, family owned and operated the whole way, with over 30 years of combined experience across the crew.

04Who actually shows up?

Our own crew and our own equipment. We do not subcontract your property to whoever is available, which is why the same faces keep turning up at the same sites season after season.

05How fast can I get a quote?

Fill out the form and we get back to you within 24 hours. For anything but the simplest lot the owner walks the property in person before quoting, because a real number beats a fast guess.

06Can I get one contractor for the whole year?

That is the point of us. Snow in winter, grounds care through the growing season, junk removal whenever it comes up. One number to call, one invoice to approve, and a crew that already knows your property.

Still stuck?

A real person answers the phone, and the quote is free either way.
